Fit-out clients tend to be occupiers focussed on their core business and are not necessarily experienced construction clients. Consequently this market calls for specialist teams that can quickly understand the clients occupational needs and deliver to fixed time, cost and quality criteria. Diverse organisations such as legal practices, financial services companies, media organisations and government agencies all operate in different ways. This means each occupier has differing requirements for space usage, density of operation, technological capability, levels of building servicing, quality of finishes, speed of completion, capital cost and costs-in-use.
A large proportion of our fit-out work is in the commercial office market, but we also undertake retail, hotels, residential and educational fitting out schemes. Recent projects have included Sheikha Latifa Tower in Sheikh Zayed Road and F&B outlets in the Beach Mall
A large amount of our work is for repeat clients. We see our role as a guiding advisor of refurbishment activities from due diligence and briefing stages, through to delivery and handover. As such, we spend time listening and developing the brief with users and stakeholders to deliver a successful end result.
Our main objective is to maintain client satisfaction. Our clients require a certainty that we are going to deliver, whether that be on time, to the right quality, safely and within the budget. This means the project team has to become highly involved with the client’s facilities team to ensure that at practical completion everything aligns with their requirements.
On large projects we can deliver a fit-out from a shell and core to cat B. We will also take a building from shell and core to cat A or put offices back to a cat A format for disposal if required.
In recent years we have seen a trend for more open-plan offices with our clients’ desire to maximise efficiencies from the space they have. This trend will continue with flexible working becoming more prominent.
Facilities need to be quickly adaptable to changing needs and incorporate the best technology to match the users requirements. In addition, reduction in energy costs and operational maintenance expenditure are prime drivers in current design trends.
